iGlobal presented the 4th Real Estate Crowdfunding Summit on Thursday, June 23rd. Real estate crowdfunding is on a roll as the pool of potential investors has expanded exponentially with the addition of non-accredited investors to the mix. With all JOBS Act regulations now in effect, the ultimate question is whether we're on track to realize the hopes and dreams of real estate crowdfunding, and what the future holds.
Greg Hebner participated on a panel at 10:00 am: The Many Flavors of Real Estate Crowdfunding: Which is Right for You? The below topics were discussed:
- Analyzing the various types of real estate crowdfunding - comparing the structures and processes for equity, debt, real estate marketplace lending, underwritten offerings, private placements, and capital raising for portfolios and funds
- Implications of listing/investing in blind pool funds or REITs via a crowdfunding platform
- Discuss fee structures and terms associated with each flavor of crowdfunding, and how that compares to traditional real estate finance & investment
- Evaluating the risk-reward tradeoffs of debt vs. equity, senior loans, mezzanine loans, preferred equity and CMBS
